These are not typically distressed properties as you might expect with real estate online offers… we simply offer a different way to list and sell properties. The starting offer is chosen by the Seller but is not indicative of the price they will accept. Sellers have the right to accept, reject, or negotiate any and all offers.
All offers MUST be submitted through the platform. Our Sellers have instructed us not to accept or review any offers or contracts sent to us prior to the offer end date. Only offers submitted online will be accepted. Details for each property are also available on the corresponding property page for you to review.
At MA Online Offers, you make offers in a transparent environment where you can see all offers in real time. This creates an open arena that eliminates the uncertainty of a long negotiation period. You see exactly how much money it will take to be the highest offer instead of wondering why your offer wasn’t accepted. There are three simple steps to make an offer:
STEP 1. You must register on the site in order to make an offer. We recommend that agents register for their clients.
STEP 2. Once you are registered you’ll need to email a Desktop Underwritten Loan Approval or Proof of Funds to us BEFORE being your account will be activated. Note that a Pre-Qualification letters are not acceptable. This should be emailed to the Listing Agent’s email specified on the property page.
STEP 3. Once financing has been verified, your account will be activated and you can make offers at any time up until the end of the offer period. You can also email the Listing Agent with any contingencies with your offer so we know about them before the offer period ends.
That’s it! Once the Sellers select a winning offer, the Buyer’s Agent will write up a standard Contract to Purchase Real Estate…and the normal process will continue until closing.
Our listings are ONLY available for showings at the Open House by the Seller’s request. Please consult the MLS or property page here on the website for specific details and dates. It will also give us a chance to chat in person so we can answer any additional questions you might have.
Commissions are paid from the Agent Compensation on each property. It’s no different than a normal sale except that the commissions are transparently shown separately from the base price and then added together to reach the final contract price.

Working with a licensed Massachusetts Real Estate Agent is required. After our Listing Agent confirms with the Seller that the terms and price of your offer are acceptable, a signed Massachusetts Residential Purchase Contract will be prepared by a Massachusetts licensed Buyer’s Agent and must be submitted within 24 hours after the winning offer has been accepted by the Seller. With the purchase contract, the earnest money shall be deposited and held in escrow until Closing.
A Massachusetts licensed Real Estate Agent must prepare purchase documents and initiate the process on behalf of the Buyer to ensure that both the Buyer and Seller are represented by experienced real estate professionals throughout the transaction.
If you have an agent, the registration page will provide you with the option of entering your Buyer Agent’s contact information. Once their information is entered, one of our agents will contact them and review the offering procedures. Or, you will have the option to have one of our agents contact you and help answer any questions.

What is the “Agent Compensation” – Using this platform, real estate commission is paid in the form of an “Agent Compensation fee”. Agent Compensation can range from 0% to 12% of the “Final/Winning Offer Price (not the Final Sales Price).
The final sales price is calculated in the following manner:
Final/Winning Offer + Agent Compensation = Final Contract Price
Realtor Fees are paid from the Agent Compensation NOT the final sales price.

The property will be available for viewing only on the day(s) of the open house (unless agreed otherwise)
Buyers must be approved to submit offers manually by the Seller’s agent once the Buyer’s Loan Approval or Proof of Funds has been received.
The Seller reserves the right to accept, negotiate, or reject the highest offer or any other offers.
An online offer is a binding agreement and a Seller can legally pursue a non-performing Buyer.

Terms You Should Know:
Offer Auto Extend – Our system Prevents Last Second Offers by Automatically Extending the Offer Time.
If a Buyer places an offer within 2 minutes of the end of the offer deadline, the system will automatically extend the offer time by 5 minutes to allow other buyers the opportunity to respond.
Attention Highest Offeror! – Being the highest offer on the site property page does NOT necessarily mean your offer is the final declared winning offer or that your offer is accepted. There are many factors that go into a Seller accepting an online offer such as type of mortgage financing, down payment, amount of earnest money, closing date, home sale and other contingencies etc.
The listing agent will call all agents representing Buyers who have placed competitively priced offers on a particular property on our platform to learn all the details of their offers. Only after the Seller and Seller’s agent discuss the terms of all the competitive offers submitted on the site will they determine who the “Final Declared Winning Offer” will be from all competitive registered Buyers involved in the online sales event.
Once we have discussed the terms of your offer and the Seller accepts your offer, your agent MUST submit a signed purchase agreement to the Seller within the time specified in “sale terms and conditions”

By agreeing to these Terms and Conditions you agree and understand any offers you submit will be available and visible to the public in real-time on the property page of our web site.
The Seller has required the listing agents to have all offers submitted online. We have been instructed NOT to review or present offers that were not submitted through the online process.
If you are submitting offers from a different time zone than the property, you MUST change the clock on your computer to ensure your offers are submitted in a timely manner.
